FHA / HUD Retrofit Foundation Services
For Existing Mobile Homes

At GULFTEX we provide a Retrofit Tie-down Foundation System for Existing Mobile Homes that complies with HUD’s “Permanent Foundation Guide for Manufactured Housing dated September 1996”. Along with the latest FHA / HUD required specifications which were recently published in March 2009.

Engineering Services & Pricing:
Most if not all FHA mortgage lenders require a Engineers Compliance Inspection Report to determine if an existing Mobile Home being either sold or purchased meets FHA / HUD permanent foundation guide lines. This inspection looks at several items which are required to be reported on:

Is there a concrete foundation underneath the home?
Is the home properly anchored into the foundation?
Is the skirting permanently affixed so as not to blow off?
Is there proper drainage around the home? (No standing water)
Do decks/steps have guard and hand rails?

If the inspection determines the mobile home DOES meet FHA / HUD foundation guidelines then an Engineers Compliance Inspection Report is issued stating so and is signed and sealed by the engineer and a copy of that report is then forwarded to the FHA lender.

If the inspection determines the mobile home DOES NOT meet FHA / HUD foundation guide lines then an Engineers Compliance Inspection Report is issued specifying the necessary repairs which will be required to bring the mobile home into compliance and is signed and sealed by the engineer and a copy of that report is then forwarded to the FHA lender.

Compliance Repairs: FREE Written Estimate
At the time the Engineers Compliance Inspection Report is issued, GULFTEX will also provide a FREE Written Estimate for the repairs that will be necessary to bring the mobile homes into compliance.

Prices & Required FHA Documentation:
1. GULFTEX Retrofit Foundation System: Price to retrofit a mobile home is from $2200 to $2600 and is based on the box size of the home. The GULFTEX system fits all single and double wides. Price includes the following documentation, Engineers Compliance Report, Engineers Foundation Design Drawing and FHA Final Inspection Report which are required by FHA / HUD.

2. Bracing Vinyl Skirting: Price to brace existing vinyl skirting is from $750 to $950 and is based on the box size of the home. Price includes the following documentation, Engineers Compliance Report and Final Inspection Report which are required by FHA / HUD. Call for Price Quote to install new skirting.

3. Proper Drainage & Deck Repairs: Typically these items are taken care of by the homeowner. Should the homeowner not be in a position to handle these repairs, GULFTEX will provide a written estimate to service those repairs.

4. Other Repair Services: GULFTEX is also capable of doing additional repairs such as roofing, electrical, A/C and interior repairs. Please talk with our office about those addition items which may need repairs.

FYI: If you currently have a Engineer's Inspection Report (other than GULFTEX) please email a copy of it to us and we will be more than happy to provide you with a FREE Written Estimate for those repairs as required by that engineer to bring the home into compliance.
